Common Enforcement Issues (non-ACC)

#1 Yard

Your yard must look congruent with your neighbors. 

Trees must be disease and infection free. Yard grass must be cut below 6" and no presence of weed spread and overgrowth.

Your yard cannot disrupt your neighbors and must look similar in quality.

#2 Signs

Signs are not authorized for display on properties (not limited to yards or grass). No advertising of any kind.


#3 Dilapidation

All homes must be in-lived form, free from signs of dilapidation. This includes but not limited to broken items, left out materials, cracks on outside structures, stains, and vegetation overgrowth.

#4 Vehicles

Vehicles as per HOA, Independence Township, and Oakland County, cannot be in perceived unusable form, parked on any grass, or susceptible to staining community appearance. 

No automotive work is authorized.

No trailers, boats, RVs or other non-passenger vehicles are stored anywhere within the community.

No commercial vehicles allowed in the community.

How We Protect Your Property and the Community

Enforcement

Neighbors behind on dues are contacted directly to understand the situation. If the neighbor attest payment will occur on certain date and that date elapses, the Board will place a lien and send to a collections agency. After 12-24 months, the Board will vote to foreclose or pursue further collections depending on the situation. The Board has full authority to pursue enforcement actions.

Violations

The Board or Management company delivers a violation notice with a date of expected correction. If that date elapses, a fine of $10 per day is levied. Then that fine accumulates and is passed to a collections agency. Further enforcement includes liens and foreclosures.
